North Carolina first-home planning

North Carolina first-time buyers should compare NCHFA, FHA, VA, USDA, Conventional, cash to close, and payment.

North Carolina first-time buyer guide comparing NCHFA, FHA, VA, USDA, Conventional, seller credits, assistance, payment, taxes, insurance, and cash to close.

Your first mortgage, any assistance and your remaining savings are three decisions. Ask for the purchase plan with and without assistance before making the lower-cash option your target.

What does the assistance agreement change?

NCHFA offers different assistance options through participating lenders. Its published Home Advantage terms make forgiveness and possible repayment part of the decision, including what happens when a home is sold, refinanced or transferred. The mortgage review and assistance eligibility are separate; this page does not confirm access to a particular program.

  • Name the program: ask which mortgage and assistance agreement are being proposed and who administers each.
  • Compare the purchase: use the same property and closing date to compare payment, cash due, fees and savings left afterward.
  • Plan for a later move: ask for the remaining assistance balance and what would be owed at the time you might sell or refinance.

Keep moving costs and a repair cushion outside the cash-to-close figure. For a first question, your NC county, buying timeline and the part of the cash plan you do not understand are enough; do not send account statements in the public form.

What belongs in a first-home review

Keep the borrower, assistance agreement, property and purchase budget in separate lanes.

  • Borrower income, debts and available purchase funds
  • Named assistance agreement and its conditions
  • Actual property, condition and recurring costs
  • Full payment, cash due and savings retained

First-home payment and assistance questions

Is down payment the same as cash to close?

No. Keep the down payment, other closing costs, prepaid items, credits and deposits separate, and retain money for the move and a cushion.

Does an assistance option settle the mortgage decision?

No. Confirm the named assistance agreement, eligibility and repayment conditions separately from the mortgage payment, borrower and property review.

What should I compare with and without assistance?

Use the same property and timing. Compare the complete payment, fees, cash due, money left afterward and any amount owed if you later sell or refinance.

What should I share in a first inquiry?

Start with your North Carolina area, buying timeline and payment or cash question. Arrange a secure channel before sharing financial records.
