Sources, evidence and corrections

Our mortgage sources, examples and corrections.

Use these standards to tell a program rule from a lender condition, a documented file lesson from an illustration, and a planning estimate from a mortgage decision.

Who publishes this guidance?

The Local Ledger is Matt Doby’s mortgage education and local-resource site. Matt Doby, NMLS #2115225, handles mortgage conversations for North Carolina and South Carolina through Edge Home Finance, LLC, company NMLS #891464. Read about Matt and the site, check his company profile or use NMLS Consumer Access for license information.

Research and drafting can be assisted by software. A source-check note identifies the material checked for that update; it does not mean Matt personally authored or manually reviewed every sentence. Borrower-specific advice requires a separate conversation and file review.

Which source answers which question?

Agency rule and lender conditions

HUD/FHA, VA, USDA, Fannie Mae and Freddie Mac materials explain their respective program frameworks. They are not interchangeable. A lender may impose narrower conditions, and a wholesale document cannot automatically establish a correspondent-channel rule or the reverse. An approved-lender directory entry alone does not verify access to a particular product or exception.

Local property and community facts

County, municipal, permitting, tax, election, library and event-organizer sources answer questions within their own scope. A mailing address does not establish the responsible jurisdiction. Local permission to rent, build or occupy a property does not establish mortgage eligibility. Tickets, hours, access and weather notices can change; follow the linked organizer before travelling.

Read the dates separately

  • Source-check date: when the identified material was checked for a particular update, not continuous monitoring of the whole page.
  • Publication or revision date: when a source or page was issued or changed.
  • Effective date: when a rule applies, sometimes tied to a case number, application, closing or other transaction event. A future rule is not automatically today’s rule.

If the controlling version, channel or application is unclear, treat it as unresolved rather than assuming an exception. A newly dated page is not proof that every linked source has changed.

Experience, examples and private records

Mortgage file lessons and illustrative reviews distinguish a supported actual-file lesson from a hypothetical example. One completed file does not establish that another borrower will qualify. Public lessons omit private identifiers and financial records; the site does not need your account numbers or documents in a public comment or initial question.

What a calculator can establish

Calculators show planning results from the displayed inputs and assumptions. Taxes, insurance, HOA dues, mortgage insurance, draw timing, costs and program treatment may require separate verification. A calculated payment or cash figure is not a rate quote, appraisal, approval or underwriting decision. Hypothetical worked examples are labeled separately from actual file experience.

Found a factual error or unclear source?

Use Matt’s existing contact options or call 843-589-1776. Identify the page URL, the sentence or calculation in question, and a public primary-source link if you have one. Say whether the concern is a date, program, channel, local fact or arithmetic issue. Keep private documents out of the initial message and ask for a secure channel if a file needs review.

If the source or its application is unclear, we should say so rather than fill the gap with an assumption.

Optional: ask about your own mortgage decision

General mortgage review questions

Questions to settle before the next step

What details should I review before deciding on a mortgage?

Start with the property or area, complete monthly payment, taxes, insurance, HOA dues, cash to close, credit, income, monthly debts, occupancy, timeline, and the concern most likely to affect the plan.

Why does the exact property matter before choosing financing?

Taxes, insurance, HOA rules, property type, condition, appraisal, eligibility, and local costs can change both the payment and the loan options.

Should more than one loan option be compared?

Yes when the file supports it. Compare payment, cash to close, mortgage insurance, rate and points, documentation, property rules, timeline, and long-term cost.

What should I send Matt for a useful review?

Send the address or target area, price range, occupancy, down payment or equity, credit concern, income picture, monthly debts, timeline, and the main question.

Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
