Saving for your first home? Start with the whole picture.
The down payment is one part of the cash you may need. Before picking a savings target, consider closing costs, prepaid taxes and insurance, moving expenses, and the cushion you want to keep after closing.
Make the target fit your life
- Choose a comfortable monthly payment. Include taxes, insurance and any HOA dues. A purchase-price target alone can miss these costs.
- Separate your savings buckets. Track money for the purchase separately from emergency savings and near-term bills.
- Set an amount you can sustain. Review your recurring expenses and arrange a regular transfer if that fits your budget.
- Check the cash-to-close estimate early. Down payment requirements and potential assistance differ by program and borrower. Seller credits may help with eligible costs, but should not be assumed before a property and contract review.
- Keep a clear record of where funds come from. Ask before moving large sums or relying on gifts. Lenders may need documentation of the source.
