What goes into the ratio—and what the ratio cannot approve

Debt-to-income is monthly debt payments divided by gross monthly income. For a mortgage discussion, confirm which income and obligations the lender will use; your take-home budget is a different calculation.

  • List the proposed housing obligation and existing monthly debts separately. Do not leave out a debt because it will be paid from another account.
  • Identify which income is documented and acceptable for the file; gross deposits or a hoped-for overtime amount are not an approved denominator.
  • Ask what changes if an obligation is paid off or the property’s taxes, insurance or mortgage insurance change. Keep the evidence for that change.

No single ratio published here determines FHA approval. Program, lender and complete-file review control the result. Use the DTI calculator for planning inputs, then ask which figures need verification.

FHA questions to settle before the offer

What should I review before using an FHA loan in South Carolina?

Review the complete payment, mortgage insurance, taxes, insurance, HOA dues, property condition, appraisal issues, seller credits, cash to close, and the likely underwriting path.

Does FHA mean every property will qualify?

No. The borrower and property both have to meet applicable requirements. Safety, soundness, insurability, appraisal conditions, and repair items can affect the file.

Can seller credits help with FHA closing costs?

They may help with eligible costs when the contract, appraisal, contribution limits, and final figures support them. They do not replace required borrower funds in every scenario.

What should I send Matt for an FHA review?

Send the property or area, price, down payment plan, credit concerns, income picture, monthly debts, seller-credit request, timeline, and any known repair issue.

Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
