South Carolina home-loan comparison

FHA or USDA for a South Carolina home? Compare the address, income and cash—not just the loan label.

Start with the exact home you want to buy. USDA Guaranteed adds an eligible-area and household-income screen; FHA has its own borrower and property requirements. Compare the full payment and cash needed for the same purchase before choosing a path.

Four comparisons to make for the same home

1. The exact address

USDA Guaranteed: check the property in the official eligible-area tool, then confirm the home and site meet the program requirements. A rural mailing address or map result alone is not approval.

FHA: HUD's basic mortgage-insurance program is for a principal residence. The USDA map is a USDA screen; an FHA review still needs the borrower and property facts.

2. Household eligibility versus repayment

USDA Guaranteed: annual income generally considers household members, including people not signing the loan, with exclusions and eligible deductions. Adjusted annual income is used for program eligibility. Repayment income is the stable qualifying income of the people on the note.

FHA: ask the lender to review the borrowers' qualifying income, debts and credit under FHA requirements. Do not assume the USDA household-income calculation answers the FHA decision.

3. Cash and the full payment

FHA: compare the down-payment requirement, upfront and annual mortgage-insurance premiums, closing costs and prepaid expenses. Financing an eligible upfront premium increases the mortgage; it does not erase the cost.

USDA Guaranteed: include the applicable upfront guarantee and annual fees, closing costs and prepaid expenses. A low-down-payment discussion is not a promise that no cash is needed at closing.

Request written estimates for the same price, timing, seller credits and cash contribution. Compare the total payment, cash to close and loan balance—not an advertised rate by itself.

4. The actual home and land

Identify access, water, wastewater, condition, home classification and intended occupancy early. A home with acreage, a manufactured home and a vacant lot are different property questions. Neither program label settles the appraisal or needed work.

Buying land to hold or planning a farm business? Use the acreage and intended-use guide before treating the purchase as a residential home loan.

What to ask Matt first

“Can we compare FHA and USDA Guaranteed for this county and property, and what changes the payment or cash needed?” Start with the county or listing, who expects to occupy and borrow, your timeline and the question holding up your decision. Keep income documents and household members' private details out of this public form.

FHA questions to settle before the offer

What should I review before using an FHA loan in South Carolina?

Review the complete payment, mortgage insurance, taxes, insurance, HOA dues, property condition, appraisal issues, seller credits, cash to close, and the likely underwriting path.

Does FHA mean every property will qualify?

No. The borrower and property both have to meet applicable requirements. Safety, soundness, insurability, appraisal conditions, and repair items can affect the file.

Can seller credits help with FHA closing costs?

They may help with eligible costs when the contract, appraisal, contribution limits, and final figures support them. They do not replace required borrower funds in every scenario.

What should I send Matt for an FHA review?

Send the property or area, price, down payment plan, credit concerns, income picture, monthly debts, seller-credit request, timeline, and any known repair issue.

Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
