SC Housing FHA Down Payment Assistance - Payment, Property, and Offer Review
SC Housing FHA down payment assistance guide for comparing eligibility, cash to close, payment, credit, property condition, and seller credits.
Start here: FHA financing and down-payment assistance are separate reviews. SC Housing’s Homebuyer program uses participating lending partners and has county-specific household-income and sales-price limits. Ask which exact program and assistance agreement are being compared before treating the help as a grant.
Check the assistance agreement alongside the first mortgage.
SC Housing describes its current Homebuyer assistance as a second lien that can be forgiven when its conditions are met. That is not the same as cash with no obligations. The program’s published rules, the lender’s participation and the borrower/property review must all line up.
- Identify the program: ask for its current name, county limits, eligible mortgage types and education or other conditions.
- Read the assistance terms: ask what happens if you sell, refinance, move or do not meet a forgiveness condition. Confirm any repayment obligation in the actual agreement.
- Compare the full purchase: put the first-mortgage payment, assistance lien, cash needed and remaining savings beside an option without assistance.
Start with your county, purchase goal and timing—not private income documents in the public form. This page does not establish eligibility, available funds or that Matt’s channel offers a particular assistance program.

FHA questions to settle before the offer
What should I compare before using down payment assistance?
Review the complete payment, mortgage insurance, taxes, insurance, HOA dues, property condition, appraisal issues, seller credits, cash to close, and the likely underwriting path.
Does FHA mean every property will qualify?
No. The borrower and property both have to meet applicable requirements. Safety, soundness, insurability, appraisal conditions, and repair items can affect the file.
Can seller credits help with FHA closing costs?
They may help with eligible costs when the contract, appraisal, contribution limits, and final figures support them. They do not replace required borrower funds in every scenario.
What should I send Matt for an FHA review?
Send the property or area, price, down payment plan, credit concerns, income picture, monthly debts, seller-credit request, timeline, and any known repair issue.
Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
