Self-employed homebuyers · North Carolina + South Carolina

Work for yourself? Start your mortgage plan with how you get paid.

You can run a good business and still have questions about the mortgage paperwork. Start with how you are paid, the records you already have and the home you want to buy. Being self-employed does not automatically put you into a Non-QM loan.

  • Initial question, not a credit application

Start with the income question, then compare financing paths.

This page is for organizing self-employed income. For the broader product map, use the Non-QM guide. A rental property's financing is a separate conversation from buying the home you will live in.

Understand the starting point

The business deposits, taxable income and usable mortgage income are different questions.

Fannie Mae reviews business stability and income available to the borrower. Income reported on a return is not necessarily cash distributed to an owner.

That is why I would review your actual records before assuming a bank-statement program is needed. Conventional or other agency financing may still be worth evaluating; the complete borrower and property file decide the options.

A document map, not a universal upload checklist

Which record best explains your situation?

You do not need to send any of these documents through this page. Tell me what is available, and I can help identify what needs review through a secure process.

Business cash flow

Statements show activity, not the whole answer.

If you are asking about a bank-statement program, first clarify whose account it is, how you are paid, business ownership and which deposits are business receipts. Expense treatment and qualifying income need the actual program's review.

Read the separate bank-statement guide

Tax returns and ownership

Returns, schedules and K-1s belong together.

Agency review may use personal and business tax records. A K-1 needs the business and distribution context.

For your first question, note the business structure, ownership and which filed records you have. Exact document periods and exceptions require lender review.

Timing and readiness

A newer business or a recent change needs context.

Tell me when the business started, whether your work or ownership changed and what you were doing before. Do not assume either automatic approval or automatic rejection from one headline rule.

If credit readiness is also part of the question, keep it separate from how business income is documented.

Review mortgage readiness

Different property goal

A rental is a separate review.

If you are financing an investment property, say so at the start. The DSCR guide covers property-income questions; it is not a substitute for reviewing income for the home you intend to occupy.

Put the paperwork in context

What a current business report can help you ask.

A profit-and-loss statement, balance sheet or recent account record may help explain what has changed since a filed return. The required records depend on the transaction and lender; none is an automatic replacement for another document.

  • Which period does the report cover?
  • Does it agree with the records behind it?
  • Has the business, ownership or source of income changed?
  • Will taking money out affect operating cash?

Before you pick a product

Keep three questions separate.

How is income documented?

Tax records, current business records and other documentation need the appropriate review. A product label does not establish usable income.

What cash is available?

Separate personal funds, business funds, closing costs and money you need to keep available after the purchase.

Does the property and payment fit?

Add the intended use, property condition, full housing costs and timing to the same discussion. An income path alone does not approve a home.

Plan the home payment separately from proving income.

For the home you plan to live in, use the purchase calculator to organize the payment assumptions and the cash-to-close estimator for the upfront budget. Neither tool determines qualifying income. The rental tools below serve a different property goal; use them only when you are evaluating an investment.

Calculator handoff

Do the math before the rate conversation

Use the tool closest to the decision in front of you. Then send the actual property, documentation route and timeline so the estimate can be reviewed in context.

All calculator results are educational planning estimates. They are not a rate quote, approval, appraisal, qualifying calculation or commitment to lend.

Prepare without oversharing

The first message needs facts, not attachments.

The CFPB notes that self-employed or nonwage income may require additional documentation, and requirements vary by situation and lender. For an initial question, say which records are available rather than sending account information.

Once the next step is clear, Matt can confirm the secure document process. Keep tax returns, bank statements, identification and private financial details out of this public form and social messages.

Tell me how you are paid and what you are trying to buy.

Start with the state or county, your work or business type, timing and the question you want help understanding. You do not need to have everything figured out.

  • Business owner, independent contractor, partner or mixed income?
  • Which records do you already have?
  • Own home, second home or an investment property?
  • What is your main concern before the next step?

Ask your self-employed mortgage question

This starts a conversation, not a credit application. No private documents are needed here.

Questions to settle before the paperwork

Self-employed mortgage questions

Does being self-employed mean I need a Non-QM loan?

No. Self-employment and Non-QM describe different things. The records and complete file need review before deciding which financing paths are worth comparing.

Are my business deposits the income I can qualify with?

Not automatically. The account activity, business expenses, ownership and applicable documentation method need review. A deposit total is a starting fact, not an approval.

Should I upload tax returns before asking a question?

No. Start with the business type, which records are available, the property goal and timing. Keep private documents out of this form; Matt can confirm a secure next step if needed.

Can I use business money for the down payment?

That needs a separate review of the funds and the effect on the business. Do not assume the entire account balance is available for closing.

Is this an income calculation or a loan approval?

No. This guide organizes the questions for an individual review. Income, property, payment, cash and program requirements still need verification.

Documentation sources checked October 18, 2026. Fannie Mae is one agency framework; a particular lender or program may require different records.

Educational information only. Documentation, pricing, eligibility and available products depend on the actual borrower, property, lender and underwriting review. This is not a loan approval, rate quote or commitment to lend. A description of a possible review does not establish product availability.
