Investor Loan Review
South Carolina Non-QM lender options start with the real story behind the income and property.
Whether the file depends on rental cash flow, bank statements, a 1099, a P&L, eligible assets, or a harder-to-finance property, Matt compares the documentation, complete payment, reserves, prepayment terms, insurance, and exit plan before the quote becomes the plan.
Work for yourself? Start with a clearer homebuying plan.
Before choosing a loan label, start with what you want to buy, how you earn income and when you hope to move. Being self-employed is a reason to ask good documentation questions—not a conclusion about which mortgage you need.
Three questions for the first conversation
- Which income records should we review? Describe how you are paid and which business and personal records you have available. Requirements vary by lender, program and situation.
- What does the full payment look like? Bring the property taxes, insurance and any HOA dues into the budget alongside the mortgage estimate.
- What needs settling before an offer? Start with your county, buying timeline and main unanswered question. A useful conversation can identify what needs a closer look before you rely on preliminary numbers.
A home to live in and a rental property are different conversations
Tell Matt the intended use at the start. Do not treat investor or DSCR language as a shortcut for financing a home you plan to occupy. The property, documentation and program each require an appropriate review.

How do you compare Non-QM lenders in South Carolina?
Start with the income method, property, and purpose of the loan. Non-QM is not one program, and the lender that fits a DSCR rental may not fit a bank-statement borrower, 1099 earner, P&L file, asset-depletion borrower, foreign national, or coastal condo. Compare the documentation method, complete payment, points and fees, reserves, prepayment terms, appraisal and rent rules, property eligibility, closing timeline, and exit plan.
- Income method and documentation period
- Lease terms, market rent and DSCR calculation
- Property type, appraisal, insurance and HOA risk
- Reserves, prepayment terms, cash to close and exit plan
Review the deal, not just the advertised rate
Matt compares the actual qualifying method, rental assumptions, lender fees, prepayment structure, reserves, appraisal requirements and closing timeline. For short-term rentals, AirDNA or comparable market data can support the analysis, but the lender's accepted rent method still controls qualification.
Send the property address, purchase price, expected rent, occupancy plan, entity or vesting plan, income documentation, estimated credit, liquidity and target close date. That is enough to identify the most likely path and the questions that need answers before an offer.
Use the path that matches how this file actually qualifies
Non-QM is a category, not a single product. Start with the income or property feature that makes ordinary agency underwriting a poor fit.
What Matt checks before recommending a path
Documents and facts
- Property address, price, rent, and occupancy
- Income method and documents available
- Credit, liquidity, entity, and vesting plan
- Target close date and intended exit
Common deal blockers
- Unsupported rent or inconsistent deposits
- Coastal insurance, condo, condotel, or appraisal restrictions
- Reserve, seasoning, liquidity, or entity gaps
- Prepayment terms or timelines that conflict with the exit plan
Keep working the decision

Send the facts that control the Non-QM decision
For a DSCR or short-term-rental review, send the address, price, expected rent, current or projected use, taxes, insurance estimate, HOA, available cash, reserves, credit range, entity plan, and target close date. AirDNA or similar market data can inform the deal analysis, but the lender's accepted rent evidence still controls qualification.
For bank-statement, 1099, P&L, or asset qualification, send the document type available, business history, ownership percentage, statement period, unusual deposits or transfers, current housing, liquidity, and the payment or cash-to-close target.

Questions to settle before the next step
Can projected short-term-rental income qualify a South Carolina DSCR property?
Sometimes, but accepted rent evidence varies by lender and property. AirDNA or similar market data can help evaluate the deal; it does not guarantee that a lender will use the same revenue or occupancy assumptions. The appraisal, eligible rent schedule, lease history, insurance, property type, and lender rules must be checked together.
Is a bank-statement loan based on gross deposits?
Not automatically. The review may separate eligible business or personal deposits, remove transfers or non-business funds, apply a lender expense factor, and test account and business history. The usable income depends on the exact statements and program rules.
What should I compare beyond the Non-QM interest rate?
Compare the complete payment, points and lender fees, reserves, cash to close, prepayment provisions, appraisal and rent requirements, seasoning rules, closing timeline, and exit plan. A lower quoted rate can still be the worse structure for the deal.
Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
A practical answer before you apply
How should a South Carolina Non-QM file be compared?
Match the borrower’s actual income documentation to the property, occupancy, reserves, insurance, and exit plan. The useful comparison is the full payment and cash requirement, not a product label or isolated quote.
