Financing Option Review
P&L-only mortgage files should match self-employed documentation, reserves, property fit, and loan purpose.
P&L-only mortgage files should match self-employed documentation, reserves, property fit, and loan purpose.
Start with who prepared the P&L, the period it covers and the records behind revenue and expenses. A preparer’s signature does not itself establish a mortgage approval.
A profit-and-loss statement must explain the business, not just produce a qualifying total.
- Period and business: name the business, ownership share, reporting period and preparer. Identify whether the figures are current, year-to-date or historical.
- Revenue and expenses: ask which statements and supporting records reconcile the figures, including transfers or unusual deposits that need explanation.
- Differences: explain why the P&L, tax returns and bank activity may show different totals; do not silently choose the highest number.
- Proposed loan: ask whether the actual lender accepts this documentation method, what supporting evidence it requires and which expenses it will use.
The documented bank-statement file lesson shows why expense evidence and other income can need separate treatment; it is not proof that a P&L-only program fits this file. Describe your business type, records available and the question. Agree on a secure channel before sharing statements, tax documents or a P&L.

Questions to settle before the next step
What details should I review before deciding on a mortgage?
Start with the property or area, complete monthly payment, taxes, insurance, HOA dues, cash to close, credit, income, monthly debts, occupancy, timeline, and the concern most likely to affect the plan.
Why does the exact property matter before choosing financing?
Taxes, insurance, HOA rules, property type, condition, appraisal, eligibility, and local costs can change both the payment and the loan options.
Should more than one loan option be compared?
Yes when the file supports it. Compare payment, cash to close, mortgage insurance, rate and points, documentation, property rules, timeline, and long-term cost.
What should I send Matt for a useful review?
Send the address or target area, price range, occupancy, down payment or equity, credit concern, income picture, monthly debts, timeline, and the main question.
