FHA loans in South Carolina and North Carolina

FHA loans in North Carolina and South Carolina: build the payment, cash, and property plan

FHA can be a useful path for a primary home, but the real decision includes mortgage insurance, taxes, homeowners insurance, property condition, seller credits and cash to close.

FHA can create flexibility, but the whole file still has to work

Quick answer: FHA financing commonly starts with a 3.5% down-payment requirement for qualifying borrowers, but approval also depends on credit, documented income and assets, occupancy, appraisal, property condition, and the complete cash-to-close plan for the actual NC or SC property.

HUD describes a minimum required investment of at least 3.5 percent of the property's adjusted value, but that is not the total cash needed and it does not decide approval. Review credit history, stable income, monthly obligations, occupancy, loan limits, property acceptability, appraisal, mortgage insurance, taxes, insurance, closing costs, acceptable funds, assistance, seller credits, and underwriting together.

Use the county, property, and real insurance quote before relying on the payment

For a South Carolina FHA purchase, verify the current county loan limit and the actual address-level costs. Property taxes, homeowners insurance, wind or flood coverage, HOA dues, mortgage insurance, condition, appraisal items, and seller-credit structure can move the decision before the note rate does. Down-payment assistance is a separate program review with its own eligibility, repayment, occupancy, and timing rules.

Separate payment, cash to close, and money already committed

Complete monthly payment

Principal and interest, annual FHA mortgage insurance, property taxes, homeowners insurance, any flood or wind coverage, HOA dues, and other property-specific obligations.

Cash-to-close plan

Minimum required investment, borrower-paid costs, prepaid interest, initial escrow deposit, credits, gifts or assistance, earnest money, due diligence, and other verified deposits or funds.

Keep the upfront mortgage insurance premium and final loan amount visible. Do not subtract a credit twice, count earnest money as new money at closing, or use an insurance placeholder after the exact property is known.

Compare how long mortgage insurance stays in the payment

FHA annual MIP

For FHA case numbers assigned on or after June 3, 2013, HUD lists 11 years of annual mortgage insurance when the original loan-to-value ratio is 90% or less, and the loan term when it is above 90%. Reaching 20% equity later is not the same cancellation trigger used for conventional PMI. Confirm the actual case, original LTV and premium schedule.

Conventional PMI

Many borrower-paid conventional PMI loans have cancellation rights tied to the original property value, payment history and other conditions. FHA has different rules. Ask which insurance arrangement is in the proposed loan and when it could end; do not assume every conventional loan has identical cancellation terms.

Ask for a comparison you can use

  • Use the same home, purchase price and target closing date, then show each option's down payment, financed balance and upfront costs.
  • Compare the complete monthly payment, cash needed and mortgage-insurance duration over the time you expect to keep the loan.
  • Ask what happens if you keep the original loan. A future refinance would require a new review and costs; it is not a promised exit.

Borrower strength and property acceptability meet in the same decision

Credit and obligations

Review housing history, installment and revolving debts, collections or disputes where relevant, federal debt, recent credit activity, and the complete monthly obligation picture.

Income and employment

Identify each income source, history, stability, documentation, variable components, self-employment, and what can be used under the current rules.

Funds and credits

Document acceptable funds, large deposits, gifts, assistance, seller or interested-party contributions, reserves where relevant, and cash needed through closing.

Property and appraisal

Confirm occupancy, property type, county limit, value, safety, soundness, security, repairs, utilities, insurance, title, and any specialized review.

Estimate the FHA payment, then replace every placeholder

Use the calculator for an early range. Replace the rate, term, upfront and annual mortgage insurance, taxes, insurance, HOA, loan amount, and cash assumptions with the actual property and current loan scenario. The result is not a rate quote, approval, Loan Estimate, or commitment to lend.

FHA loan questions for buyers in South Carolina and North Carolina

Can the seller pay my FHA down payment?

Seller contributions can cover eligible costs under FHA rules, but cannot provide the borrower’s minimum required investment. HUD generally limits interested-party contributions to 6% of the sales price and the actual eligible costs. An acceptable documented gift or assistance source is a separate review; do not treat a seller credit as down-payment funds.

Does FHA mortgage insurance automatically end when I reach 20% equity?

Not under the usual post-June 3, 2013 FHA duration schedule. HUD lists 11 years when original loan-to-value is 90% or less, and the loan term above 90%. Conventional PMI cancellation rules differ. Ask your servicer about an existing FHA loan, or compare the actual insurance schedule and costs before choosing a new loan; do not assume a future refinance will be available.

How much down payment does an FHA purchase require?

HUD describes the FHA minimum required investment as at least 3.5 percent of the property's adjusted value. The actual transaction also depends on eligibility, credit, the adjusted value, acceptable funds, financing, closing costs, program rules, lender requirements, and underwriting. The minimum investment is not the same as total cash to close.

Is FHA only for first-time homebuyers?

No. FHA is not limited to first-time buyers. The proposed occupancy, current real-estate obligations, other FHA-insured mortgages, borrower eligibility, and applicable exceptions still need to be reviewed for the actual file.

What should be included in an FHA payment estimate?

Use principal and interest, annual FHA mortgage insurance, property taxes, homeowners insurance, any flood or wind coverage, HOA dues, and other property-specific obligations. Keep the upfront mortgage insurance premium and financed loan amount visible instead of treating the rate as the whole payment.

Does the FHA appraisal replace a home inspection?

No. The appraisal supports the lender's value and FHA property-acceptability review; it is not a complete home inspection for the buyer. Buyers can consider a separate inspection and any specialized review appropriate for the property and contract.

How does FHA treat different factory-built home types?

Factory-built properties do not all use the same classification or documentation. Verify the labels, construction code, title and land status, foundation, site, appraisal, insurance, and program requirements first. For a modular property, use the FHA modular home loan guide for South Carolina; manufactured homes follow a separate HUD-label and title review.

What should I send Matt for an FHA review?

Send the target property or area, price, occupancy, income and employment picture, approximate credit and monthly debts, available funds, assistance or seller-credit plan, taxes, insurance, HOA, property concerns, and timeline. Do not send Social Security numbers or full account numbers through the website form.

Make the numbers useful

How can 3.5% down turn into a different amount due at closing?

Keep three figures separate: the buyer’s investment, other closing costs and prepaids, and deposits already paid. Seller credits apply to eligible costs; they do not become the required down payment.

A $300,000 purchase: illustrative cash reconciliation

Assume adjusted value equals the purchase price, the borrower qualifies for 96.5% financing, upfront MIP is financed, and the written transaction allows the costs and credits below. These hypothetical inputs illustrate cash reconciliation. Use the figures in your own Loan Estimate for your transaction.

The buyer has already paid $2,000 and would bring another $10,000 in this simplified example: $12,000 total from the buyer, not a $10,000 total investment. The seller credit did not replace the $10,500 down-payment component. Reserves, appraisal gaps and repairs can create additional cash needs outside these assumptions.

What changes if the FHA appraisal is below the purchase price?

A lower appraisal can change the loan and the cash you need even when the agreed price stays the same. For an ordinary FHA purchase, adjusted value is the lower of the property value or purchase price after any inducements to purchase. The lender must determine the applicable loan amount and requirements.

Same $300,000 price, but a $290,000 appraised value

Assume no inducements, eligibility for 96.5% financing, an applicable loan limit that permits this amount, and financed upfront MIP. This is a planning example, not an approval or offer.

  • Illustrative base loan: $290,000 × 96.5% = $279,850, before financed upfront MIP.
  • Price minus base loan: $300,000 − $279,850 = $20,150: the $10,000 price/value gap plus $10,150 based on the adjusted value.
  • Using the other assumptions above: $20,150 + $7,500 costs − $6,000 eligible credit − $2,000 deposit = $19,650 still to bring.

The gap is not covered merely by calculating 3.5% of the price. Keep eligible seller credits, already-paid deposits, reserves and repairs separate. Ask Matt to reconcile your actual figures privately; keep appraisal reports and financial documents out of this public form.

First obtain the appraisal and discuss the value and possible price renegotiation with your agent and lender. Ask your attorney about the contract and cancellation options; do not assume a deposit refund or an automatic right to cancel.

Ask about a price, appraisal or cash-to-close question.

What if the proposed seller credit is larger than the costs?

Do not count the excess as money back or assume it can move to the down payment. HUD limits eligible interested-party contributions to the actual eligible costs and generally 6% of sales price. Ask the lender and closing professional to reconcile the contract and final figures.

A practical answer before you apply

What should an FHA buyer check before writing an offer?

Start with the full monthly payment, cash to close, seller-credit plan, repair risk, and the documents supporting income and funds. FHA eligibility alone does not tell you whether the offer and property work together.
