Compare the conventional options that fit the whole file

The useful comparison is not rate alone. It includes credit, income, down payment, mortgage insurance, cash to close, and how long you expect to keep the home.

What makes a conventional proposal worth comparing?

A conventional mortgage is not insured or guaranteed by a government loan program. That label does not establish the available terms or mean mortgage insurance is absent. For an NC or SC home, start with the actual property, occupancy, planned down payment and written proposal.

  1. Identify the insurance arrangement. Ask whether private mortgage insurance applies, whether it is paid monthly or at closing, and what conditions govern cancellation. Mortgage insurance protects the lender; include its cost in your comparison.
  2. Keep the assumptions consistent. Compare the same home price, loan term, down payment and quote date. A lower rate can come with different points, fees or lender credits.
  3. Compare the complete transaction. Put the estimated payment, taxes, insurance, HOA dues, cash to close and lock status beside one another. Ask when any lock expires and what a delay could change.
  4. Keep alternatives separate. If FHA, VA or USDA is also being considered, request its own written cost and requirement comparison. A calculator estimate is not a loan approval or a current quote.

Use the written quote comparison checklist and purchase calculator. For a South Carolina property, continue with the SC conventional comparison guide.

Questions to settle before the next step

What details should I review before deciding on a mortgage?

Start with the property or area, complete monthly payment, taxes, insurance, HOA dues, cash to close, credit, income, monthly debts, occupancy, timeline, and the concern most likely to affect the plan.

Why does the exact property matter before choosing financing?

Taxes, insurance, HOA rules, property type, condition, appraisal, eligibility, and local costs can change both the payment and the loan options.

Should more than one loan option be compared?

Yes when the file supports it. Compare payment, cash to close, mortgage insurance, rate and points, documentation, property rules, timeline, and long-term cost.

What should I send Matt for a useful review?

Send the address or target area, price range, occupancy, down payment or equity, credit concern, income picture, monthly debts, timeline, and the main question.

Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
