VA loan down payment calculator: compare 0%, 5%, and 10%

Eligible borrowers with sufficient entitlement may be able to use 0% down. A down payment can reduce the base loan and may lower the VA funding-fee tier. It can also be needed when entitlement is short or the price is above the appraised value.

Current comparison: 0% down, or $0 on the entered price.

Important: Zero down does not mean zero cash due. Closing costs, prepaid taxes and insurance, escrow funding, points, and any amount above appraised value can still affect cash to close.

Current purchase-fee tiers are drawn from the official VA funding-fee table. Credits cannot cover a required down payment, and eligibility, entitlement, exemption status, taxes, insurance, appraisal, residual income, and underwriting still need verification.

Use the estimate as a planning tool

VA scenarios need entitlement, occupancy, funding fee, property fit, residual income, and timing reviewed before a zero-down plan is trusted.

  • Eligibility and entitlement
  • Funding fee and payment impact
  • Occupancy and property fit
  • Residual income and cash to close

Payment and cash-to-close control

Use the numbers as a planning view, then confirm taxes, insurance, credits, and program fit before the offer moves.

Verify VA fees, eligibility, and final costs at the source

VA lists the purchase funding-fee table as effective April 7, 2023; its public page was last updated October 5, 2026 and checked for this update on November 2, 2026. The calculator applies those published purchase tiers. Confirm the current Certificate of Eligibility, exemption, loan structure, property, lender figures, and official guidance before relying on the estimate.

VA monthly payment calculator questions, answered plainly

How much down payment does a VA purchase loan require?

An eligible borrower with sufficient entitlement may be able to buy with no required down payment. A down payment may still be needed when entitlement is not sufficient for the loan, the price is above the appraised value, or the borrower chooses to reduce the loan amount or funding fee. Confirm the Certificate of Eligibility, entitlement, property, and final loan structure before relying on a zero-down estimate.

What does this VA loan monthly payment calculator include?

The estimate combines principal and interest with the property taxes, homeowners insurance, and HOA dues entered. It also shows the estimated VA funding fee, financed loan amount, and a planning view of cash to close. It does not know the final property, eligibility, entitlement, exemption, pricing, or closing figures.

Does a VA purchase loan have monthly mortgage insurance?

No. VA-backed purchase loans do not use monthly private mortgage insurance or FHA-style monthly mortgage insurance. A one-time VA funding fee may apply unless the Certificate of Eligibility and current VA rules confirm an exemption.

What VA funding-fee rates does this calculator use?

For an eligible VA purchase, it uses the current VA table: 2.15% for first use and 3.3% for subsequent use with less than 5% down, 1.5% with at least 5% down, and 1.25% with at least 10% down. Confirm the fee and exemption status before relying on the estimate.

Can the VA funding fee be financed into the loan?

VA states that the funding fee may generally be paid in full at closing or included in the loan amount. On a purchase loan, ordinary closing costs are not financed into the VA loan in the same way. Verify the final structure and Loan Estimate for the file.

How does the calculator estimate cash to close?

It combines the down payment, entered closing costs, any unfinanced funding fee, eligible credits, and earnest money. It cannot know every prepaid item, discount point, escrow adjustment, seller-credit limit, or final settlement figure.

Can I use the calculator result as a final approval or quote?

No. It is a planning estimate. Eligibility, entitlement, income, residual income, assets, credit, property condition, appraisal, taxes, insurance, interest rate, fees, and underwriting still require file-specific review.

Educational planning estimate only. Not a VA eligibility or entitlement decision, approval, rate quote, payment quote, savings guarantee, appraisal, or commitment to lend. Current VA rules, property and borrower facts, pricing, insurance, taxes, fees, and underwriting control.
