FHA loan guidance
FHA Buyer Checklist Before You Write the Offer
FHA buyer checklist for NC and SC covering documents, payment, MIP, property condition, appraisal repairs, seller credits, and cash to close.
An FHA checklist should tell you what to verify next, not just repeat the down-payment headline. Keep the borrower and property questions on the same calendar.
Before the offer, connect the borrower, home and cash evidence.
- Borrower review: identify income type, monthly debts, available funds and the credit question. Ask the lender what has been verified and which conditions remain.
- Home review: note visible repair concerns, whether utilities work, property type and intended occupancy. Ask which facts need an inspection, appraisal or other professional review.
- Cash review: list the planned investment, costs, prepaids, deposits and proposed credits separately. Keep a source beside each estimate.
- Contract review: record financing, inspection, repair and closing dates with your agent or attorney. Identify who must answer each unresolved item.
Use the South Carolina requirements guide or North Carolina requirements guide for the actual rule questions. This preparation list does not decide qualification or approve repairs. Describe the home and the next deadline in the inquiry; ask for a secure channel before sending private documents.

FHA questions to settle before the offer
What should I review before using an FHA loan?
Review the complete payment, mortgage insurance, taxes, insurance, HOA dues, property condition, appraisal issues, seller credits, cash to close, and the likely underwriting path.
Does FHA mean every property will qualify?
No. The borrower and property both have to meet applicable requirements. Safety, soundness, insurability, appraisal conditions, and repair items can affect the file.
Can seller credits help with FHA closing costs?
They may help with eligible costs when the contract, appraisal, contribution limits, and final figures support them. They do not replace required borrower funds in every scenario.
What should I send Matt for an FHA review?
Send the property or area, price, down payment plan, credit concerns, income picture, monthly debts, seller-credit request, timeline, and any known repair issue.
Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
