FHA loan guidance
A Summerville FHA rate only helps when the full payment and cash to close are clear.
Summerville FHA loan rate guidance for buyers comparing rate, points, MIP, seller credits, payment, cash to close, taxes, insurance, and property fit.
What does that FHA rate cost after points, mortgage insurance and the lock?
This page does not display a live rate or personalized quote. Use two written offers to find out what you would pay for the rate, how long it is protected, and what remains outside the advertised payment. Keep the property, loan term, down payment and quote timing consistent; flag any difference before comparing the totals.
A two-offer worksheet you can copy into your notes
For each line, write Offer A / Offer B / question still open. Leave an unknown blank rather than treating it as zero.
- Loan setup: base loan amount, total amount borrowed, term and fixed or adjustable structure. Ask whether upfront FHA mortgage insurance is financed or paid at closing.
- Rate and upfront tradeoff: note rate; discount points in dollars and percent; other origination charges; lender credit in dollars. Identify which fee actually buys a lower rate. Points appear in Loan Estimate page 2, Section A; lender credits appear in Section J.
- Monthly cost: principal and interest, mortgage insurance, estimated tax and insurance escrow, and charges paid outside escrow. Use the same address-specific tax and insurance assumptions so an estimate change does not masquerade as a cheaper loan.
- Cash required: estimated cash to close, deposit already paid and agreed credits. Keep the upfront insurance treatment consistent with the loan amount and cash estimate; ask the lender to explain any mismatch.
- Lock: locked or floating, expiration date and whether the expected closing fits. Ask separately about extension cost, a different lock period, and what happens if rates fall. The Loan Estimate does not answer every lock-cost question.
Do the points fit how long you might keep this loan?
Ask for options with and without rate-linked points or credits. Compare the shortest, most likely and longest time you expect to keep the loan. Paying points trades more cash now for a lower rate; rate-linked credits generally make the opposite trade. A point equals one percent of the loan amount, not a one-percentage-point reduction in the interest rate. The rate reduction is not fixed.
Ask the lender to show the dollar difference over those timeframes, including the upfront difference and remaining loan balance. A simple “points divided by monthly savings” estimate is only a starting screen; it does not settle the full comparison. Keep enough room in the decision for closing cash and your own savings priorities rather than choosing by the lowest rate alone.
Useful next question: “Are these two quotes based on the same loan and lock period, and what am I paying upfront to get this rate?” A short summary is enough to start a conversation. Agree on a secure channel before sharing Loan Estimates or financial documents. For the broader property and cash decision, use the Summerville FHA buyer guide.

FHA questions to settle before the offer
What belongs in an FHA payment estimate?
Include principal, interest, FHA mortgage insurance, property taxes, homeowners insurance, HOA dues, and other property-specific recurring costs.
Can property condition affect FHA financing?
Yes. Health, safety, security, structural, and required-system concerns can affect appraisal, repairs, eligibility, and closing timing.
Can seller credits help with cash to close?
They may help with eligible costs within program and transaction limits, but the contract, appraisal, actual costs, and lender requirements must support the structure.
What should I send Matt?
Send the property, price, occupancy, target payment, available funds, expected credits, timeline, and any known repair or appraisal concern.
Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
