FHA loan guidance
An FHA Streamline refinance should make the payment better after MIP, costs, and escrows.
FHA Streamline refinance guide for NC and SC homeowners comparing payment savings, MIP, seasoning, closing costs, lender credits, and break-even.
Start here: Start by confirming the existing mortgage is FHA-insured. An FHA Streamline is not a purchase loan, a switch from any mortgage type or a general cash-out plan. Limited documentation does not mean no costs.
Which refinance question are you trying to solve?
HUD describes Streamline as a refinance of an existing FHA-insured mortgage, with credit-qualifying and non-credit-qualifying options. The existing loan must be current and the transaction must meet the applicable net tangible benefit requirement.
Existing FHA loan, payment goal
Ask which Streamline path applies and compare mortgage insurance, costs, term and the written payment benefit.
Different loan or cash-out goal
Start with a broader refinance review. Do not assume the Streamline label covers the transaction you need.
Use the refinance starting guide to identify the goal, or the written-quote checklist to compare proposals. Keep payoff statements and account information out of the initial form.

FHA questions to settle before the offer
What should I compare before refinancing?
Compare the current loan with the proposed loan using payment, rate, term, closing costs, mortgage insurance, cash received, break-even timing, and the reason for refinancing.
Is a lower payment automatically a better refinance?
No. A lower payment can come from restarting or extending the term. Total cost, break-even timing, equity impact, and the expected time in the home matter.
What does no-closing-cost usually mean?
It generally means costs are covered through a higher rate or lender credit, not that the costs disappeared. Compare both versions side by side.
What should I send Matt for a refinance review?
Send the current statement, estimated property value, taxes, insurance, HOA dues, credit concerns, desired cash amount if any, and how long you expect to keep the loan.
Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
