What does the ICW property actually include?

  • Ownership and access: ask the closing attorney to identify the waterfront boundary, deeded access and any shared dock or maintenance agreement. A listing photograph is not that record.
  • Existing work: request the permit and approved plans for the dock, pier, bulkhead or other shoreline work being advertised. Ask the responsible office what records and current requirements apply to the proposed repair or change.
  • Cost and use: separate home insurance, association charges, access or maintenance obligations and intended rental use from the mortgage payment.

For North Carolina coastal permitting, NCDEQ provides a permit-record database and field-representative locator. South Carolina coastal critical-area questions go to SCDES. These offices answer permitting questions; the lender separately reviews the property and financing. No dock approval or loan eligibility follows from this page.

Start the conversation with the county, property link and the access or repair question. Keep deeds, insurance records and private financial documents for an agreed secure exchange.

Questions to settle before the next step

What details should I review before deciding on a mortgage?

Start with the property or area, complete monthly payment, taxes, insurance, HOA dues, cash to close, credit, income, monthly debts, occupancy, timeline, and the concern most likely to affect the plan.

Why does the exact property matter before choosing financing?

Taxes, insurance, HOA rules, property type, condition, appraisal, eligibility, and local costs can change both the payment and the loan options.

Should more than one loan option be compared?

Yes when the file supports it. Compare payment, cash to close, mortgage insurance, rate and points, documentation, property rules, timeline, and long-term cost.

What should I send Matt for a useful review?

Send the address or target area, price range, occupancy, down payment or equity, credit concern, income picture, monthly debts, timeline, and the main question.

Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
