Six terms to locate in the written estimate

Use the same document when comparing these terms. A definition helps you ask the next question; it does not set your loan terms.

  • Principal and interest: repayment of the borrowed balance plus interest. This is not the full ownership payment.
  • Escrow: an account used to pay specified bills such as taxes and insurance. Check which costs are collected and which you pay separately.
  • Mortgage insurance: a separate charge when applicable; ask about its amount and duration.
  • Points and lender credits: pricing choices to compare beside the rate, payment and upfront charges.
  • Closing costs: transaction charges; keep deposits and prepaid items visible when reconciling the final cash requirement.
  • Cash to close: the estimated funds due at closing after the disclosed adjustments. It is not interchangeable with the down payment.

If two estimates use different assumptions, ask which line changed before choosing a rate. Keep the documents for an agreed secure channel.

Questions to settle before the next step

What should I compare when planning the nc sc mortgage glossary?

Compare the complete monthly payment, cash to close, taxes, insurance, HOA dues, mortgage insurance when applicable, documentation, property rules, and the long-term cost of each realistic option.

Does an online estimate mean I am approved?

No. It is an educational starting point. Approval and actual terms depend on verified credit, income, assets, debts, property details, program rules, and underwriting.

Why can the payment or cash to close change?

The numbers can change with the property, taxes, insurance, HOA dues, rate, loan amount, closing date, prepaid items, credits, and program requirements.

What information helps Matt make the comparison useful?

Share the address or target area, price, occupancy, down payment or equity, credit range, income picture, monthly debts, HOA dues, timeline, and the concern you want solved first.

Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
