Price the work only after checking the historic-property approval path

An older home's repair estimate and the permission to perform the work are separate questions. Mount Pleasant's official planning FAQ states that a new-roof permit is required and that a home in the Old Village Historic District needs additional Historic District Preservation Commission approval before the permit can be issued.

  1. Confirm the actual parcel and whether it is inside the historic district. Do not apply the district label to every older Mount Pleasant home.
  2. Describe the proposed work to Town staff before relying on a contractor's price or start date. Ask which review, application, approved materials or documents apply to that specific scope.
  3. Put the approved scope, contractor price, permit or review timing and insurance question beside the purchase contract and proposed financing.
  4. Tell the lender about work that must be completed before closing. Local approval is not a mortgage approval, and a purchase loan is not automatically a renovation arrangement.

The Town also distinguishes recorded plats from site plans that may be in permit files. Ask which record answers the actual question. This page does not determine district boundaries, interpret every alteration rule or promise a review time. Use the Mount Pleasant offer plan to keep costs, condition and timing together.

Questions to settle before the next step

What should I compare before buying a home in Mount Pleasant?

The useful review starts with local taxes, insurance, property condition, HOA dues, buyer timeline, and the loan program that fits the address.

Can local market details change the loan path?

Yes. Property type, repairs, flood or coastal exposure, rural eligibility, appraisal concerns, and occupancy can all change what works.

What should I send for a local review?

Send the address or target area, price range, down payment, occupancy, credit concern, and when you want to buy or refinance.

Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
