VA loan guidance
South Carolina VA seller myths should be answered with property standards, appraisal, credits, and offer strength.
South Carolina VA seller myths should be answered with property standards, appraisal, credits, and offer strength.
Answer the actual VA offer concern, not the label
If a seller or agent is uneasy about a VA offer, name the concern: fees, property condition, value or timing. Each has a different answer. The loan label alone does not establish how this buyer or home will perform.
- “The seller must pay every cost.” Ask for the actual proposed allocation. VA explains that specified closing costs can be paid by the buyer, seller or shared; seller assistance is a contract and program question, not a universal obligation.
- “The appraisal replaces an inspection.” It does not. VA distinguishes its value and minimum-property-requirement review from an independent home inspection.
- “The contract price is guaranteed.” It is not. Discuss appraisal contingencies and the VA escape clause with the agent before signing, and ask the lender how a value shortfall would be handled.
For a useful offer review, identify the requested credits, known property issue, appraisal concern and closing deadline. Do not promise a repair waiver, appraised value or closing date. See VA's home-buying process and cost-allocation guidance; confirm current transaction-specific requirements with the lender and closing professionals.
Keep the VA benefit connected to the move
Compare entitlement, payment, property, cash, and timing together rather than treating the VA benefit as a rate quote.

VA questions to settle before the offer
What should I review before using a VA loan in South Carolina?
Review eligibility and entitlement, occupancy, the complete payment, taxes, insurance, HOA dues, cash to close, seller credits, property condition, and the expected PCS or closing timeline.
Does zero down mean zero cash is needed?
No. Closing costs, prepaid taxes and insurance, deposits, inspections, appraisal issues, funding-fee treatment, and negotiated credits can change the cash required.
Is the VA appraisal a home inspection?
No. The appraisal supports value and minimum property requirements; an independent inspection serves a different purpose and is still worth considering.
What should I send Matt for a VA review?
Send the property or duty location, price, timeline, occupancy plan, service and entitlement context, current housing payment, available cash, and the main concern.
Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
