Can this Charleston-area condo use FHA financing?

Start with the legal project name and the specific unit, not just an FHA payment estimate. HUD describes two routes: a unit in an FHA-approved project, or an eligible unit in a project that meets Single-Unit Approval requirements. A missing search result is a reason to investigate, not a loan decision.

First, match the project and phase

Use HUD's condominium search with South Carolina and the project name or location. Ask the listing agent or association manager for the legal name, any alias, and the unit's phase. HUD's record distinguishes the project identifier, phase, current status and status date. Save the matching record for the lender to review; a similarly named community is not enough.

If the project is not FHA-approved

Ask whether Single-Unit Approval can be evaluated for this unit. HUD describes this route for a completed, ready-to-occupy project with at least five dwellings; the unit cannot be a manufactured home. Project finances, owner occupancy and FHA concentration still matter. These are starting conditions, not a complete eligibility checklist or a promise that a lender offers this route.

Get the association questions moving before paying for more work

  • Listing agent or association manager: Who can provide the current association insurance information, financial documents, and information about pending litigation or physical-condition issues?
  • Lender: Which project-review route applies, what documents remain, and what must be resolved before the transaction can proceed?
  • Buyer: Keep association dues and any disclosed assessments alongside the mortgage estimate. Ask the association what the dues cover rather than assuming they replace your own insurance.

For a useful first conversation, send the project name, unit or phase, HUD search result if found, purchase timeline, and the question the association has not answered. Do not send account numbers or private financial documents through a public discussion.

FHA questions to settle before the offer

What belongs in an FHA payment estimate?

Include principal, interest, FHA mortgage insurance, property taxes, homeowners insurance, HOA dues, and other property-specific recurring costs.

Can property condition affect FHA financing?

Yes. Health, safety, security, structural, and required-system concerns can affect appraisal, repairs, eligibility, and closing timing.

Can seller credits help with cash to close?

They may help with eligible costs within program and transaction limits, but the contract, appraisal, actual costs, and lender requirements must support the structure.

What should I send Matt?

Send the property, price, occupancy, target payment, available funds, expected credits, timeline, and any known repair or appraisal concern.

Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
