Local Mortgage Guide
A referral engine should help agents connect serious buyers with the right mortgage review quickly.

Make a useful introduction without sending someone else’s private file
Start with the question the buyer wants answered and how they want to be introduced. A useful handoff identifies the property or area, purchase or build goal, timeline and unresolved financing issue. It does not require an agent to send bank statements, credit reports or identification through this public page.
- Agree on the introduction. Ask the buyer how they want to connect with Matt. Do not enter someone else's contact information as if it were your own consent.
- Keep the first description small. “Existing home or build, county, timing and the question” is enough to begin. Separate a price question from a repair, income-documentation or contract-timing question.
- Use your own details if asking as an agent. Identify your role and the general question in the existing form; arrange the buyer's chosen contact and secure document path separately.
- Keep the transaction boundary clear. A referral is not a preapproval, lender commitment, promised closing date or guaranteed outcome. The borrower and property still need review.
Use the buyer document-and-decision checklist or build-plan starting questions to identify what is missing. This is a manual introduction workflow, not a promise of automated borrower contact, a referral payment or an application outcome.
Choose the next step that fits the decision
Start with the property or goal, then keep the complete payment, cash, program rules, and timing connected.

Questions to settle before the next step
What details should I review before deciding on a mortgage?
Start with the property or area, complete monthly payment, taxes, insurance, HOA dues, cash to close, credit, income, monthly debts, occupancy, timeline, and the concern most likely to affect the plan.
Why does the exact property matter before choosing financing?
Taxes, insurance, HOA rules, property type, condition, appraisal, eligibility, and local costs can change both the payment and the loan options.
Should more than one loan option be compared?
Yes when the file supports it. Compare payment, cash to close, mortgage insurance, rate and points, documentation, property rules, timeline, and long-term cost.
What should I send Matt for a useful review?
Send the address or target area, price range, occupancy, down payment or equity, credit concern, income picture, monthly debts, timeline, and the main question.
Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
