VA loan guidance
VA Buyer Checklist Before You Write the Offer
VA buyer checklist for NC and SC covering entitlement, funding fee, exemption, property standards, payment, seller strategy, and cash to close.
A VA purchase needs more than a COE. Keep the benefit record, lender review, home and contract evidence together before relying on an offer plan.
Bring a current benefit question, a home question and a cash question.
- Benefit: note COE status, prior VA use and whether entitlement or funding-fee treatment is still unresolved. Do not put service or disability records into this form.
- Borrower and budget: record the payment you want, available closing funds and which income, debt or credit facts the lender still needs to verify.
- Property: identify the home, insurance and dues assumptions, inspection access and any observable issue. Track appraisal conditions separately from your inspection findings.
- Offer calendar: work with your agent or attorney on contract protections and deadlines. Keep deposits, credits, expected possession and lender conditions visible.
Use the VA decision guide for the detailed benefit, property and transaction boundaries. For a first conversation, tell Matt which of these checks is still open and when the answer matters. A completed checklist is not an approval or permission to waive a condition.
Keep the VA benefit connected to the move
Compare entitlement, payment, property, cash, and timing together rather than treating the VA benefit as a rate quote.

VA questions to settle before the offer
What should I review before using a VA loan?
Review eligibility and entitlement, occupancy, the complete payment, taxes, insurance, HOA dues, cash to close, seller credits, property condition, and the expected PCS or closing timeline.
Does zero down mean zero cash is needed?
No. Closing costs, prepaid taxes and insurance, deposits, inspections, appraisal issues, funding-fee treatment, and negotiated credits can change the cash required.
Is the VA appraisal a home inspection?
No. The appraisal supports value and minimum property requirements; an independent inspection serves a different purpose and is still worth considering.
What should I send Matt for a VA review?
Send the property or duty location, price, timeline, occupancy plan, service and entitlement context, current housing payment, available cash, and the main concern.
Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
