How do you compare two VA rate offers without losing the costs?

A rate headline is not a complete offer. Put both written estimates beside the same property, purchase price, loan amount, term, down payment and expected closing date. Check when each quote was prepared and whether the rate is locked; an unlocked estimate and a locked offer are not the same commitment.

Rate, points and credits

Separate the interest rate from discount points, other lender charges and lender credits. Rate-linked points trade more cash up front for a lower rate; rate-linked credits generally trade a higher rate for less cash due at closing. Ask what each charge buys rather than assuming every fee called a point reduces the rate.

Request a comparison with and without points or credits over several possible periods you might keep the loan. A possible future refinance is not a guaranteed way to recover today's upfront cost. CFPB points and credits explanation.

Lock terms and the closing date

Confirm the lock expiration, what happens if closing is delayed, extension costs, and which application changes could change the locked terms. A Loan Estimate alone does not settle every lock-policy detail; ask for the written terms. Do not assume a lower market rate later automatically changes a lock. CFPB rate-lock questions.

Keep the VA funding fee on its own line

The VA funding fee is separate from lender points and closing charges. Confirm whether it applies to your file, whether an exemption is supported, and whether any fee is paid at closing or financed. VA lists specific exemption categories; being a Veteran alone does not establish an exemption. An exemption does not remove other closing costs. Ask the lender to verify your status without posting disability or benefit documents here. VA funding fee and closing costs.

Before choosing an offer

  • Compare the complete payment using the same tax, homeowners/flood insurance and association-dues assumptions.
  • Separate closing charges, prepaid expenses, escrow deposits, credits and any financed fee from cash you need to bring.
  • Identify an unresolved quote or lock condition and the deadline it could affect.

In the existing form, describe the difference you want explained—such as a lower rate with more points or a lock that expires before closing. Arrange a secure channel before sharing Loan Estimates or personal financial records. This page publishes no live rate or personalized offer.

Keep the VA benefit connected to the move

Compare entitlement, payment, property, cash, and timing together rather than treating the VA benefit as a rate quote.

VA questions to settle before the offer

What should I review before using a VA loan in Summerville?

Review eligibility and entitlement, occupancy, the complete payment, taxes, insurance, HOA dues, cash to close, seller credits, property condition, and the expected PCS or closing timeline.

Does zero down mean zero cash is needed?

No. Closing costs, prepaid taxes and insurance, deposits, inspections, appraisal issues, funding-fee treatment, and negotiated credits can change the cash required.

Is the VA appraisal a home inspection?

No. The appraisal supports value and minimum property requirements; an independent inspection serves a different purpose and is still worth considering.

What should I send Matt for a VA review?

Send the property or duty location, price, timeline, occupancy plan, service and entitlement context, current housing payment, available cash, and the main concern.

Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
