VA loan guidance
PCSing to Charleston? Plan the home and the move together.
Before picking a neighborhood, put your reporting location, arrival window and housing budget on the same page. Then work backward from the day you actually need somewhere to live.

Start with the move, then compare the homes
A purchase contract, temporary stay and household-goods delivery may run on different calendars. I can help review the financing side while you and your sponsor confirm the relocation details. There is no need to post orders or private financial documents to start a conversation.
Four checks before you commit to a Charleston home
1. Confirm the location you will actually report to
Ask your sponsor or command to confirm your reporting location and check-in instructions. Compare a home's route to that location at the time you expect to travel. Don't choose from a broad "near the base" label or an off-peak map estimate.
2. Check official housing resources first
MilitaryINSTALLATIONS lists separate Air Base and Naval Weapons Station housing resources and recommends contacting the housing office before committing to rent or buy. Use its current official housing directory to reach the right office and check available options. Availability, requirements and contact details should be confirmed directly.
3. Put the arrival-to-move-in gap on paper
Write down your anticipated arrival window, any temporary lodging or lease commitment, the contract's proposed closing date and when you can actually take possession. Ask what happens if the build, sale or move is delayed. Confirm lodging and relocation allowances through official channels; a mortgage estimate does not establish reimbursement.
4. Compare the full housing cost
For each home, include principal and interest, estimated property taxes, homeowners insurance, any required flood coverage, HOA charges and any applicable mortgage insurance. Add moving and temporary-housing costs separately. A listing's headline payment and the seller's tax bill are not your final budget.
If you want to use VA financing
Let's review occupancy plans, Certificate of Eligibility, any existing VA-financed property, estimated cash to close and the home itself. A VA benefit does not establish loan approval, and a VA appraisal does not replace your own home inspection. If construction is part of the plan, builder, lot, project and timing questions need their own review.

Tell us what kind of help you need
I help with mortgage financing in North Carolina and South Carolina. Send the home or area you are considering, your broad timeline and the financing question you want answered. Please keep private financial documents out of public comments.
Start with the area you're considering, a broad move window and your main question. If you have a listing, send that too. Keep orders, account numbers and sensitive documents out of social messages.

Three reporting locations to distinguish before choosing a home
Confirm the address and gate with your sponsor or command before comparing homes. An Air Base assignment, a Weapons Station assignment and a Coast Guard Base Charleston assignment should not be treated as the same commute.
- Air Base: confirm your reporting building and gate, then compare the route at your actual travel hours.
- Naval Weapons Station: confirm the specific command and reporting address; a general Charleston base search is not enough.
- Coast Guard Base Charleston: use your Coast Guard reporting instructions and sponsor to establish the destination before comparing housing.
Names are changing; your reporting instructions matter most
The Air Force announced the August 10, 2026 renaming of Joint Base Charleston to Joint Base Lindsey Graham. You may still encounter the former name in listings and relocation resources. Confirm current instructions directly with your command. We have not verified final separate Air Base and Weapons Station names or a formal separation effective date.

Coast Guard expansion: useful context, not a housing forecast
A July 10 Coast Guard announcement describes a $230 million facilities contract as part of more than $440 million in recent Base Charleston upgrades. That announcement does not by itself establish how many households will arrive, their move dates or a future home-price increase.

Bring these three details to a housing conversation
Your confirmed reporting location, broad arrival window and comfortable full housing budget. Compare rent or mortgage costs alongside insurance, taxes, any HOA charges and temporary lodging. Please do not send orders or private financial documents in public comments.

Check the route, not just the distance
Confirm your actual reporting location and authorized entrance with your command, then compare the trip at the time you expect to travel. Before a trial drive, use SCDOT 511 to check current traffic, roadwork and incidents. Its travel times are dynamic estimates, not a promise about your normal commute or installation entry time.

Keep duty schedules, orders and exact travel routines private. A general area is enough for a public neighborhood question.
Keep the VA benefit connected to the move
Compare entitlement, payment, property, cash, and timing together rather than treating the VA benefit as a rate quote.

VA questions to settle before the offer
What should be checked before relying on a VA scenario?
Review the COE, entitlement, prior VA use, occupancy, income, credit, assets, residual income, funding-fee status, property, payment, and contract timing.
Does zero down mean no cash is needed?
No. Closing costs, prepaid items, escrow funding, earnest money, inspections, points, and property-related items can still affect required funds.
Does the VA appraisal replace an inspection?
No. The appraisal and VA property review do not replace an independent inspection or other buyer due diligence.
What should I send Matt?
Send the property or area, price, occupancy, COE or prior-use question, target payment, available cash, move timeline, and property concern.
Educational information only. Not a loan approval, rate quote, or commitment to lend. Final approval depends on borrower, property, program, pricing, and underwriting review.
